Overview

Seth Berliner is a commercial real estate attorney whose practice focuses on complex transactions across the full asset lifecycle, including acquisitions, dispositions, joint ventures, construction financings, and commercial leasing. He serves as a trusted advisor to real estate developers, institutional investors, and private equity funds, bringing a proactive, deal-driven approach to multi-party transactions that require close coordination among client teams, external counsel, and other stakeholders from due diligence through closing.

Before joining Smith Anderson, Seth practiced with national and regional law firms in Chicago and Boston. Earlier in his career, Seth held political and local government roles, working with elected officials, community leaders, and business executives on economic development, public policy, and communications initiatives.

Seth and his wife relocated from Chicago to the Triangle with their three children. Outside the office, Seth loves playing and watching soccer. He also enjoys being part of the local community and exploring North Carolina's parks, trails, and outdoor recreation with his family.
